The Conveyancing Practice. Your conveyancing will be carried
out by one of our panel Solicitors in England and Wales. Because
there is no need for personal meetings it is not necessary
that the law firm should be near to you or your clients. Contact
between yourselves and the law firm will take place by email,
letter or telephone.

Conveyancing Contact. Your point of contact will be the actual
Conveyancer carrying out the transaction on your behalf. Contact
can be made by letter, telephone and email. After instructing
us you will receive the standard Client Care letter which
will outline the costs involved, the process itself and the
Direct Dial number of the individual acting on your behalf.

Completion Timescale. It depends upon a number of factors.
For example: how long the chain is, whether people have existing
or new mortgages to obtain, and most important, how quickly
information is provided by the other side. In general terms
we would suggest you expect a period of six to eight weeks
- if you require a quicker service please let us know and
we will try our best to assist you.
4.
Conveyancing Disbursements. These fees are payable to the
various organisations and are not part of your clients legal
fees.
Search Fees. The fees charged vary between local authorities with some charging less than others. The £150.00 fee is what we estimate to be the average. If the fee we are charged is less than this amount we will credit the difference or complete the Stamp Duty Land Tax forms on your behalf..
Telegraphic Transfers. We charge these at £35.25
Coal Mining Search. If the client lives in a mining area, it may be necessary to carry out a mining search to confirm that the property is not affected. This will cost £24.00.
Drainage Search. It is also possible that either your Building Society or the conveyancing solicitor will insist that a water search be carried out. This will cost £47.00.
Bankruptcy Search. It is also usual to carry
out bankruptcy searches - these searches will cost £2.00
per person.
Environmental Search. Again depending upon
the area you may wish to have an Environmental Search carried
out. This will cost £47.00
Registration Fee. We charge the amount as detailed by the Inland Revenue. For further information on this matter please refer to; www.landreg.gov.uk
Land Registry Search Fee. The cost of this is £4.00

Further
costs. If the client is buying a leasehold property or there
is a share of the freehold involved there may be an extra
charge of £75 + VAT to deal with the managing agents.
Additionally in certain situations where a Management Company
is involved or the property is Unregistered the Practice may
need to charge an extra amount. Should this be the case the
cost will be detailed within the initial Client Care letter.
6.
Fees
not charged. Archiving, Acting for the Lender or Indemnity
contributions.
